New Modern Multi-Story Mixed Used Building in Belleville, New Jersey

Nov 07, 2024
A residential building with commercial spaces on the first floor in an exciting and vibrant city.

Located in Belleville, New Jersey, 630 Washington Avenue is a modern, attractive, high quality, multi-story mixed use building. This new development project contains a privately owned and maintained public plaza, with new residential dwelling units above the first-floor retail.  The first floor has a restaurant and other commercial spaces that are designed to attract people to the plaza and public street by providing outdoor café tables, decorative sidewalks and landscaping within the plaza as well as along Washington Avenue.

An array of different ULMA product solutions was required for multiple uses and variable dimensions on this project.  ENKOFLEX is a beam slab formwork system adaptable to almost any slab type and height configuration. ALUPROP are lightweight aluminum posts that can be used as shores and re-shores. ULMA utilized ENKOFLEX with ALUPROP shoring for the slabs ranging from 12 to 18 inches thick up to 16 feet high. The independent beams of this system provide great versatility. This is the appropriate solution in the cases where the thickness of the concrete slabs varies. We also used a combination of ENKOFLEX and MEGAFRAME to support beams 24" to 36" in depth up to 28' in height. MEGAFRAME is a galvanized handset steel frame system which is appropriate for projects requiring high floor heights and high load bearing applications.

The technical solution provided by ULMA for the foundation walls, shear walls, and cores consisted of using MEGALITE up 12' to 16' height. MEGALITE is a vertical formwork system for handset and gang forming applications, utilizing quick connecting clamps to join panels together.   Designed using imperial measurements and other key features, such as modular design enable the erection of all the walls and columns including the foundation walls with ease.
